Roof Repairs

remodel_leftrailUnexpected complications of planned roof repairs necessitated closing the library's mezzanine and most of the main floor in mid-September, creating the ideal opportunity to accomplish asbestos abatement at the same time. Remodeling of these areas in order to improve library services had been tentatively planned for 2015, but in October the decision was made to begin remodeling immediately following asbestos abatement, and simultaneously with the roof repairs.

Combining all three projects so that they overlap as much as possible, rather than doing them separately over a period of several years, reduces not only the total cost of the projects but also the total amount of time that some library services are not available.

Update: Beginning November 3, staff will have limited access to portions of the fiction, mystery and large print collections.  We expect to be able to fill holds for those items that are accessible within a 2- to 3-day time frame.  (All other collections, except for those small portions publicly available on the library's second floor, are in off-site storage and are not accessible until completion of the remodeling project.)

As part of routine building maintenance, a standard removal and replacement of the roof was planned for summer 2014.  Early in the process, however, preliminary engineering studies revealed serious issues not only with the roof, itself, but also with the underlying structure supporting the roof.  While it was determined that the roof was not in immediate danger of failing, architectural and engineering consultants said it was imperative to complete the work before significant snowfall this winter, especially since last winter's exceptionally heavy snowfall was likely a major contributor to the roof's deteriorating condition.

Portions of the main level foor and ceiling contain asbestos, though it is sealed within the floor and ceiling materials and has always been completely safe under normal usage.  However, the vibrations from the roof work could have potentially dislodged asbestos from the ceiling, and would have necessitated closing off a large section of the main floor and mezzanine while the roof work was ongoing. With portions of these areas already having to be closed, and since complete abatement of all asbestos has long been a goal, the decision was made to close the entire main floor (except for the east end by the Check-Out Desk) in order to remove asbestos at the same time as the roof repairs.  Then, since asbestos abatement required removing most materials and furniture from the main floor and mezzanine, it was subsequently decided that it would be prudent to take advantage of these spaces already being empty by moving up a planned 2015 remodeling project so that it could begin immediately following abatement.  Doing all three projects within the same time frame will not only shorten the length of time that any portion of the main floor needs to be closed, meaning less impact on library services, but also reduce the total cost of the projects compared to doing them separately over several years.

ESTIMATED TIMELINE (all dates are approximate and subject to change)

  • Sept. 22 - Sept. 30:  All books, audio-visual materials, shelving and furnishings are removed from the main floor and mezzanine levels.  New books, a selection of feature film DVDs, and public computers are relocated to the Cooperman Board Room and adjacent area.
  • Oct. 1:  Main floor and mezzanine are closed west of the Check-Out Desk; roof repairs and asbestos abatement begin.
  • Oct. 24:  Asbestos abatement completed.
  • Late October through early 2015: remodeling of the main floor and mezzanine.
  • Dec. 19:  Roof repairs completed.
